Rental Contract Compliance

Communicating with tenants can be time-consuming. As your property managers, Block & Associates handles any discussions for you. We follow all North Carolina laws, as well as any homeowners association regulations, to ensure your rental property is properly maintained. Our services include a move-out inspection to check for damages and assess charges for repairs, as well as the return of security deposits.

Maintenance Arrangement

When you choose Block & Associates, we handle all maintenance requests for you in a timely manner. We have a list of preferred and reliable vendors who offer competitive rates, and we never make a profit off of their services. To help save money, we will troubleshoot issues with tenants to try to avoid a service call before contacting a vendor.

Accounting & Legal

Each month, we supply statements about paid invoices and bills that we pay on your behalf at no extra charge, such as warranty renewals and repairs. We keep track of all past due rents, late fees, and other charges, and we provide year-end statements for tax preparation. Our accounting services also include receiving and distributing rent.

We understand landlord/tenant law, and, while we aren’t attorneys, we work with a reliable local real estate attorney to handle any eviction filings at a secure and reasonable rate.

Associated Costs

Making the most of your property investment means hiring a property management company with competitive rates. Block & Associates charges a percentage of the monthly rent (or $80 minimum/month). When leases are renewed by your rental agent, there is a $150 charge that includes an interim inspection.

Should your property be vacant at the end of a lease, we continue to manage it for a flat fee of $80 a month paid from your maintenance fund. This service includes utility connections made by us in our name and other maintenance such as lawn care or HOA requests.

The Chapel Hill-Carrboro City Schools (CHCCS) is one of two public school systems in Orange County, NC. Established in 1909, CHCCS is located near the flagship campus of the University of North Carolina (UNC) and the world renowned Research Triangle Park (RTP). As a result of the district’s proximity to higher education and research facilities, our community boasts one of the highest educated populations in America.

The district operates three high schools, four middle schools, eleven elementary schools, a school for young people being treated at UNC Hospital and an alternative high school. These schools serve more than 12,000 students.
